Orange County agent Kandis Richardson notes two perks of condo dwelling: no sprawling yard to care for and fewer worries when you’re away. She says the lifestyle appeals to a full spectrum of buyers, from millennials who have yet to start a family to baby boomers whose children have moved out. The local market is comfortably priced, according to a recent look at the supply on redfin.com, with a median listing of $250,000. Yet condo prices here also can reach well into the seven figures, depending on location, view, and amenities.

Take this ocean-view unit in San Clemente, built earlier this year. It has three bedrooms and four baths in 2,688 square feet and is listed at nearly $2.9 million. With a two-car garage, stainless-steel appliances in the kitchen, and fireplaces that warm the family room and the connecting outdoor patio, it’s one of two Spanish-style units on Boca de la Playa, just steps from the beach.
