O.C. Condos: What does $1 million get you in Irvine?

A sliver of the U.S. population—less than 10 percent, according to the National Association of Realtors—eschews the white picket fence version of the American dream for the convenience of a condominium. Orange County agent Kandis Richardson notes two perks of condo dwelling: no sprawling yard to care for and fewer worries when you’re away. She says the lifestyle appeals to a full spectrum of buyers, from millennials who have yet to start a family to baby boomers whose children have moved out. The local market is comfortably priced, according to a recent look at the supply on redfin.com, with a median listing of $250,000. Yet condo prices here also can reach well into the seven figures, depending on location, view, and amenities.

The views from this 12th-floor condo at Irvine’s The Plaza span from city lights to the coast. The 1,715-square-foot unit has two bedrooms, three baths, and a kitchen with Viking appliances. Amenities at this building on Scholarship include a rooftop pool, fitness center, and 24-hour lobby attendants, with HOA fees of $1,200 a month. The unit has two parking spaces.
